Faculty Apartments for Tenure Track Professors
A. International Faculty Apartment (IFA)
The IFA is located inside the main campus, and as such it is the best option for newly-appointed instructors.

4. Useful Information
- Satellite television is available in all rooms.
- It is not possible to switch to another room within the IFA for the first 3 years of residence. After 3 years, users may apply to move to a different room within the IFA.

B. Doryong-dong KAIST Apartment
The KAIST Faculty Apartment in Doryong-dong is close to the main campus. The community bus(No. 5), which stops at KAIST, comes every 20 minutes, and will take you to the school in about 10 minutes. It takes about 45 minutes by foot from the apartment to the school. The area where the Faculty Apartment is located is known as one of the best schooling districts in Daejeon, home to prestigious schools such as Daedeok Elementary, Middle, and High Schools. Hence, the apartment is favored by those with school children.

4. Useful Information
- The apartment has a local gas heating system. Upon arrival, contact Chungnam City Gas (1544-0009) to start the gas supply. Call them after buying a gas range/stove.
- In the apartment, only a voltage of 220V is supported (no support for 110V. Prices of 110V-220V converters range from several thousand to 60,000 Korean Won by capacity.
- Immediately after arriving at the apartment, you should pay 100,000 Korean Won to the apartment's Women's Association. This amount can be considered as a deposit, and will be repaid when you move out unless spent otherwise.
- Contact KEPCO to connect electricity and Korea Telecom or Dacom to subscribe to telephone and internet services.
- The Faculty Apartment residence in Doryong-dong is furnished with the basics: (a kitchen, gas boiler, electrical lightings, shoe closet, and drawers).
- The Apt. Women’s Association can provide assistance for electricity and gas supplies as well as telephone and internet services.

A non-tenure track visiting professor or researcher will be allocated a unit at the Gung-dong Apartment (49.5m2 apartment with two bedrooms) or the On-Campus Residence for Married Couples. Applications should be made via individual departments. The department office will register you onto the waiting list for KAIST residence by submitting your Employee Number (received after appointment) to the General Affairs Team. It usually takes about 4~6 months until you can enter a KAIST residence if none of the residence’s units are available. Meanwhile, short-term visitors can use the Guest House. For the Guest House, the inviting department should visit the KAIST Portal and make an e-reservation directly.
Useful Information
- The Gung-dong Apartment has a local gas heating system. The security/maintenance office will provide assistance in turning on your gas supply. A gas range is already installed.
- In all the residences, only 220V is supported (no support for 110V).
- Upon moving in to the Gung-dong Apartment, you should pay 100,000 Korean Won as a deposit to the Apartment's Resident Association, which will be repaid in full when you move out unless spent on damages to the facility.
- For telephone and internet services, contact Korea Telecom, Dacom, etc. If you live in the Gung-dong Apartment. If you are living in an on-campus apartment, you can get your IP address at https://ict.kaist.ac.kr.
- The Gung-dong Apartment and Campus Residence for Married Couples are equipped with the basic (a kitchen, gas boiler, electrical lightings, shoe closet, bed (without bedding), refrigerator, and desk/chair).
Rules for the Use of KAIST Housing
- You must not copy or lend the key to your residence to anyone else; if the key is lost or stolen, you should pay for the expenses in changing the keyset.
- You must not fix or modify any facilities, furniture, or home appliances yourself; if repairs are needed, you should pay for the expenses.
- Taking out or lending any supplies within the residence is not allowed; you cannot use such supplies for purposes other than originally intended.You should maintain your residence in a tidy and clean state.
- You cannot use your place for purposes other than residence.
- To prevent fire accidents, you are prohibited from using any unauthorized heating equipment.
- You are not allowed to bring a pet into your residence.
- You are responsible for managing your belongings, including cash and valuables, automobile, bicycle, etc.; the managing department takes no responsibility for loss, theft, or other accidents of any kind.
- In case of emergency, the manager may enter your residence without your prior consent to change supplies, fix internal facilities, or prevent accidents.

Common Types of Housing
- 1. Apartments
Apartment houses, or “apatu” as they are commonly called, are the most popular form of housing in Korea. Apartments are high-rise blocks with two or more bedroom units. Apartments are designed for family use and are one of the pricier options for housing. -
2. Officetels
The term “officetel” comes from a combination of the words “office” and “hotel.” Designed to be either a workplace or residence, most officetels are high-rise buildings with single studio room units. Most officetels come fully furnished so they are convenient if you are staying in Korea for a short period of time. -
3. One-Room
One-rooms are small, single-room studio flats often found around universities. One-room buildings are typically four to
five stories high. Most one-rooms come with basic furnishings, and are a cost-saving alternative to officetels.

Renting a House
Renting through real estate agencies, called budongsan (부동산), is the most common and safe way of renting a house in Korea. There are three types of rent:
- 1. Jeonse(lease): Jeonse is a unique rental system commonly used in Korea. You have to pay a large deposit up front (25~80% of the property value) ) and pay utility fees ( internet, electricity, maintenance, etc. ). However, there’s no monthly rent. The deposit is returned to the tenant when the agreed period of tenancy is over. The period of tenancy for jeonse is usually 1~2 years.
- 2. Wolse(monthly rent): There’s no deposit but you have to pay monthly rent and utility fees. (monthly rent could be a bit higher than that of jeon/wolse)
- 3. Jeonwolse (lease+monthly rent): It is the most common way of renting. You pay a deposit as well as monthly rent and utility fees. The deposit is returned when the agreed period of tenancy is over.

Real Estate Agencies in Korea
Real estate agencies, called budongsan or junggaesa (부동산 or 공인중개사), are located in almost every neighborhood throughout the country.
They mainly act as a mediator between the property owner and renter/buyer. It is sometimes difficult to find agents who speak English,
but most agencies in areas where internationals tend to live have at least one English-speaker on staff (level of fluency will vary).
As in most countries, real estate agents in Korea operate on a commission basis. There is a formula you can use to calculate the realtor's
fee.

(For example: Deposit is ₩5,000,000 and rent is ₩2,300,000/month. Calculation is based on ₩5,000,000 + ₩2,300,000 x 100 =
₩235,000,000. Agent's fee is ₩235,000,000 x 0.3% = ₩705,000. With the property owner and the tenant each paying ₩705,000, the realtor
will earn ₩1,410,000.)
Before you make your final decision, find out what the agent's commission will be and whether or not it is shared between the property
owner and you. In some circumstances (officetels, etc.) the tenant pays it all.
Rental rates are not always posted and the only information you receive is often from the realtor, who has an interest in getting the highest
commission possible. When possible, it doesn’t hurt to consult more than one realtor since they tend to show places for which they have
exclusive listings or on which they don’t have to share the commission with another realtor. Some will only be aware of what's available in
a specific neighborhood or area.
The lease is generally between the property owner and the tenant, with the agent acting more as a matchmaker. Most reputable realtors
will continue to act as a liaison between the tenant and the property owner during the life of the lease. To avoid misunderstandings due to
language or other differences, get everything in writing and ask questions about everything, taking nothing for granted.
